1. Reservation & Confirmation
A reservation is considered confirmed only after the required deposit has been received and a written confirmation has been issued by the property.
2. Reservation Confirmation & Payment Terms
To confirm a reservation, a deposit equal to one third (1/3) of the total booking amount is required. The deposit must be paid via bank transfer.
The remaining balance (2/3 of the total amount) is payable either:
- by bank transfer up to 15 days prior to the arrival date, or
- in cash upon arrival at the property.
Failure to complete payment within the agreed timeframe may result in cancellation of the reservation.
3. Cancellation Policy
- Free cancellation is available up to 90 days prior to the scheduled arrival date.
In this case, the deposit will be fully refunded, minus any applicable bank or transfer fees. - For cancellations made less than 90 days prior to arrival, the deposit is non-refundable.
4. Modification Policy (Date Changes)
Reservation date changes are permitted up to 15 days prior to the arrival date, subject to availability.
From 15 days prior to arrival onwards, no modifications to the reservation are permitted.
5. Check-in & Check-out
- Check-in time: 15:00 (3:00 PM)
- Check-out time: 11:00 (11:00 AM)
Early check-in or late check-out may be arranged upon request and subject to availability.
6. House Rules
Guests are kindly requested to respect the property and neighborhood at all times.
- Smoking: Smoking is not permitted inside the house. Smoking is allowed in outdoor areas.
- Pets: Not allowed.
- Parties / Events: Parties or events are not allowed unless prior written approval is given by the property.
- Guests: The number of guests must not exceed the confirmed reservation. Any change in the number of guests must be communicated and approved in advance.
7. Guest Responsibility
Guests are responsible for any damage caused to the property during their stay and may be charged accordingly.
8. Use of Property
The property must be used solely for accommodation purposes and in accordance with the confirmed booking.
9. Force Majeure
The property shall not be held liable for cancellations or changes due to events beyond its control, including but not limited to natural disasters, extreme weather conditions, or governmental restrictions.
10. Acceptance of Terms
By completing a reservation and/or staying at the property, the guest acknowledges and fully accepts these Terms & Conditions.
